What is River View?

River View is an 8,000 acre mountain home master planned community offering instant access to an endless range of recreation and entertainment. A variety of town home and single family sites are available and a pool, hot tub and trails are maintained for its’ owners. There are 66 town home units and 72 single family cottages in the first phase. There are 75 single family units and 83 units of multi-family in the second phase. There are 93 acres with 83 single family units in the third phase.

Where is River View?

River View is thoughtfully perched on the northern tip of the Heber Valley, just moments from the Jordanelle reservoir. It is 17 minutes from Park City’s historic Main Street and less than 10 minutes from downtown Heber City. River Views location makes access to all kinds of recreation easy, being within 10 minutes to 96 holes of golf in Midway, 8 minutes of the Deer Valley Gondola, and 4 minutes to Blue Ribbon fly fishing on the Provo River. It is also only 45 minutes to Salt Lake City International Airport! River View’s location is irresistible.

How do I get to River View?

From Salt Lake, take Interstate 80 East to just past Park City, take HWY 40 (exit 146) toward Heber. Take a left (east) at the lights at SR 32 and it is one mile up Hwy 32, the third turn on your left.

From Provo take US-189 N. Turn left (north) onto Main Street Heber (HWY 40). Follow until you reach the set of lights for SR 32. Take a right (east) and it is the third turn on your left.

Do all the home sites have mountain views?

Most all of the home sites look west/southwest towards Mount Timpanogos, Deer Creek Reservoir, the Heber Valley, and the glistening Provo River.

What is the climate?

Clear blue sky and clean air are the signatures of the summers and winters at River View and in the Heber Valley. Being in the mountains, the air is never humid or too warm in the summer months. Annual rainfall is moderate. Winters brings abundant snowfalls to provide for world famous Utah powder skiing.

What distinguishes River View from other communities?

River View offers a very unique location in that it provides immediate access to a variety of recreational activities, whether on the water or in the mountains or valleys of the Wasatch Back. From fly fishing or tubing on the Provo River to mountain biking, hiking, or horseback riding from the Dutch Hollow Trailhead, boating on the Jordanelle or Deer Creek reservoirs, numerous golf courses and world class skiing at Park City’s three resorts, all of these are literally minutes from River View. The project offers a mix of brand new construction with a trail system woven throughout the community and incomparable views.|

Does River View have Architectural Design Guidelines?

To preserve and blend in with the surrounding nature and view sheds, all structures, improvements and landscaping are subject to strictly enforced architectural guidelines as outlined.

What are the amenities at River View?

Phase one at River View offers a small clubhouse with a fitness room, hot tub and pool. There is also a trailhead to the Coyote Canyon Loop trail at River View.

What utilities are available?

All of the modern conveniences are available at River View. Natural gas, water, power, sewer, and Century Link’s newest, highest speed internet service are all connected to every home.

Is there an HOA at River View?

Yes, there is an HOA. The fees vary per type of residence. HOA dues cover all Common Area Insurance, taxes and maintenance of the clubhouse pool/ hot tub and fitness equipment. Century Link has installed its newest, highest speed Internet system to River View, providing each residence with a wireless modem and 20mbps speed, which is included in the HOA dues.

Townhomes - $168 a month - includes all exterior maintenance, basic high speed internet, snow removal on the roads, driveways and sidewalks, and landscaping, as well as Common Area insurance, taxes and maintenance of the clubhouse pool/ hot tub and fitness equipment.

Maintained Cottages - $148 a month – includes basic high speed internet, snow removal on the roads, driveways and sidewalks, and landscaping, as well as Common Area insurance, taxes and maintenance of the clubhouse pool/ hot tub and fitness equipment.

Non-Maintained Cottages - $79 a month – includes basic high speed internet and maintenance of the clubhouse pool/ hot tub and fitness equipment, but does not include snow removal or landscaping maintenance. Each unit is individually metered for all other utilities.

What are the Property Taxes?

The property tax levied percentage for Wasatch County is currently .011165%. Primary owners are assessed 55% of the assessed value. Second home owners or investment properties are assessed at 100% of the assessed value. These numbers are subject to change. Buyers are advised to contact the Wasatch County Assessor’s office to verify Property tax valuations (435-657-3182)

Are Pets Allowed?

Yes, Small house hold pets are allowed.

Are Nightly Rentals Allowed?

No per Wasatch County.
